Beaver County Has Conducted A Court-Ordered Reassessment Of All County Real Estate

All things change with time. Beaver County’s Assessment system is no exception.

In a statement by the Beaver County Board of Assessment dated March 24, 2023, the county is following a court ordered reassessment of all real estate within the county.

The letter reads as follows:

Beaver County has conducted a court-ordered reassessment of all the real estate within the county. The purpose of this notice is to identify a tentative, new value that has been determined for your property, effective tax year 2024. This value does not factor in any exemptions or preferential assessments.

The purpose of the reassessment is to distribute the property tax burden among properties based on current fair market values. The reassessment cannot legally be used by the county or by any school district or municipality to generate more tax revenue. As you review this value, your primary question should be “Is this the price for which I could sell my property?”

Do not apply the current tax rate to your new assessment, the result will be inaccurate. The new millage rate will be determined by your Municipality, County and School District for the 2024 tax year.

If you disagree with your tentative property value, you may opt to schedule an informal review of your property with a representative from Tyler Technologies, the company contracted to perform the countywide reassess-ment. No action is required if you agree with your tentative value.

Property owners who wish to schedule a review must call to schedule an appointment. You will need the Parcel Number (printed in the upper right corner of this letter).

*Property owners who wish to discuss multiple properties must provide all parcel numbers in question. These appointments will be reviewed in the same time slot.*

You can schedule an appointment by calling 1-877-394-3379 between 8:30am and 4:30pm, Monday through Friday. Please note: The call center is for appointment scheduling only. Phone representatives cannot discuss any details surrounding your new value during your call.

Informal review requests must be made within 10 business days of the date of this notice. All in person re-views will be held at: 294 Massachusetts Ave. , Rochester, PA 15074

More information is made available on the Beaver County website, including a VIDEO in regards to why a reassessment is necessary.

I had my meeting. My property is all original with wear and tear. Only updates new roof, furnace and air. Records apparently show for 22 years I’ve paid taxes for a value that shows I have a finished recroom on the the half basement. Totally incorrect does not exist. 2 car garage under the house treated as if it’s a full basement Totally incorrect by definition of a full basement. All deceptive and incorrect definition

  2. I just received my property reasesment and Mr. Betters is going to destroy our county. My husband and I, both retired and on social security will no longer be able to afford to keep our home we have lived in for 42 years. My neighbors are all in fear of the same thing. Mr. Betters doesn’t care about our county and hasn’t for a long long time. He has eaten up properties for years and meddled in the politics that has made this possible. I was born and raised here and I have watched his greed. Now it is in the hands of politicians once again. Thanks!
